The Assetz Mizumi Reserve possession date is 2030, per the developer. Both RERA numbers, and how to check the date that legally binds Assetz yourself.

The Assetz Mizumi Reserve possession date is 2030. That is the year given in the developer's own project schedule for Phase 1, the 704 homes in five towers now on sale at Kudlu, off Hosa Road. It is a marketing schedule, though, not a legal promise. The date that binds Assetz is the completion date on the project's RERA registration, and you can read it yourself in about five minutes.

What is the Assetz Mizumi Reserve possession date?

Assetz's August 2026 project schedule lists possession for Mizumi Reserve in 2030. The documents we hold do not give a month. The date applies to Phase 1: 11.4 acres, five towers of basement, ground and 22 floors, three towers of 3 BHK homes and two of 4 BHK.

Phase 1 is part of a township of about 80 acres planned for 1,300+ homes across Phases 1 and 2. Later phases will have their own timelines. If someone quotes you a possession date, ask which phase and which tower it is for.

The two Mizumi Reserve RERA numbers

The letters PR in the middle mean a project registration. The documents we have do not say which towers each registration covers. That matters, because the completion date you rely on must be the one for your tower. The registration number printed on your agreement should match the one that lists your tower in its approved plan.

How to check the completion date on rera.karnataka.gov.in

  • Open rera.karnataka.gov.in and go to Project Status, then Registered Projects.
  • Search by the registration number above, or by promoter name and district if you prefer.
  • Open the project and find the proposed completion date. Take a screenshot with the date visible and keep it.
  • Open the approved plans and check that the towers and unit count match what you were shown. Phased projects sometimes register fewer units than the marketing describes.
  • Look at the quarterly progress updates. Developers must file these, and a gap of several quarters is worth asking about.
  • Check the litigation section for any case involving the project.
If the dates differ, RERA wins. If a salesperson says 2030 and the RERA page says something later, the RERA date is the one in law. Under the RERA Act, a delay past the registered date gives buyers a claim for interest or a refund, and your screenshot is your record of what was promised.

How payments track the build

After the first 20%, the Mizumi payment plan is tied to construction. The cost sheet splits 65% across excavation, foundation, the basement slab and the floor slabs, then 5% each at flooring, painting and possession. Each demand is raised when the block your flat is in reaches that stage.

In practice, the demand letters are a running record of progress. If you are paying for the 12th floor slab, the 12th floor slab should exist. The full schedule is in our guide to the Mizumi payment plan and home loan.

What possession in 2030 means for your budget

  • Rent and interest together. If you rent now and take a loan, you may pay rent and interest on the released loan amount at the same time for several years. Put both in your monthly budget.
  • Registration near the end. Stamp duty and registration on the sale deed are paid at registration, not at booking. In Karnataka this is roughly 6.6% at this price, so set it aside early.
  • Some amenities come later. The brochure ties the padel and pickleball courts to Phase 2, and the tennis court, box cricket, multipurpose court, amphitheatre and pets' park to within six months of the Phase 2 handover. The rest is marked for handover with Phase 1.

What happens at possession

The cost sheet sets out what is due when Assetz sends the possession letter. On the 3 BHK sample it is the final 5% of the price, ₹12,63,692, plus ₹2,86,145 for legal and documentation charges and a year of maintenance, and ₹95,050 for the sinking fund, which passes to the owners' association. After that comes registration of the sale deed, with stamp duty and registration fees paid to the government, and then the khata transfer into your name, which the cost sheet also leaves to the buyer.

What to check before you book

  • The completion date on the RERA page for your tower's registration, against the 2030 you are told.
  • The possession and delay clause in the draft agreement. Have a lawyer read it before you sign.
  • The most recent quarterly progress update on the RERA portal.
  • The approval status: the developer lists BBMP approval and E-Khata for the project. Ask for copies.
  • The registration of whoever is selling to you. Agents must also be registered with Karnataka RERA.
