Many of the people booking Mizumi Reserve are not in Bengaluru. They are buying from the Gulf, the US or the UK, often for parents in South Bengaluru or for their own return. Here is the Mizumi-specific checklist we walk NRI buyers through.
1. Verify the project yourself
Mizumi Reserve is registered with Karnataka RERA as PRM/KA/RERA/1251/310/PR/040226/008450. You can open that registration from anywhere and read the completion date, approved plans and progress updates. How to check any project on RERA in five minutes.
2. Know what the first month costs
The payment plan is 10% on booking (₹5 lakh at booking, the balance within 10 days), 10% on the agreement within 30 days, 65% construction-linked, then 5% each at flooring, painting and possession. So roughly 20% of the price leaves your account in the first month. On the 1,901 sq.ft. 3 BHK at ₹2.57 Cr all-in, that is about ₹51 lakh. The full Mizumi cost sheet.
3. Pay the right way
Payments must be in rupees through banking channels: a remittance from abroad or your NRE, NRO or FCNR(B) account. Keep every remittance advice; it is what lets you repatriate the money if you sell. Buyers of a property of ₹50 lakh or more also deduct 1% TDS from each payment, so you will need a PAN.
4. See it without flying in
We do a live video walkthrough of the site, the sample flat, the lake edge and the approach from Hosa Road, at a time that suits your time zone. The Yellow Line metro stations at Kudlu Gate and Hosa Road are about a kilometre away, which is worth seeing on the walk.
5. Register through a power of attorney
Registration can be done by a family member under a power of attorney, attested at the Indian embassy or consulate where you live and then stamped in Karnataka. Ask for the developer's PoA format before you draft it.
