Assetz Mizumi Reserve, artist's impression

The Assetz Mizumi Reserve brochure is a 37 page e-brochure dated 5 February 2026. It is the developer's main sales document, and it carries the RERA number on its back cover. It is useful, but a brochure is marketing. This guide sets out the numbers it gives for Mizumi Reserve at Kudlu, off Hosa Road, and the points worth confirming before you rely on them.

What does the Mizumi Reserve brochure say?

The brochure calls Mizumi Reserve "The Have It All Habitat" and describes it as a micropolis, developed in phases beside two lakes. The headline figures are:

ItemBrochure figure
Open space and green coverAbout 77%
ClubhouseAbout 63,000 sq.ft. per phase
Amenities30+ across 25 acres
Carpet efficiencyAbout 75% (RERA carpet plus balcony)
Terrace balconiesUp to 170 sq.ft.
MetroKudlu Gate, Yellow Line, about 1 km

The drawings are computer generated artist's impressions, not photographs. Our guide to the Mizumi Reserve photos and master plan explains how to ask for real site images.

Which figures cover Phase 1 and which the whole township?

This is the first thing to ask. Phase 1 is 11.4 acres: five towers of basement, ground and 22 floors, with 704 homes. The wider township is about 80 acres and 1,300+ homes across Phases 1 and 2. The brochure's "25 acres" of amenities and its open space percentage are township scale statements. The clubhouse figure is given "per phase", which is clearer.

Ask Assetz in writing which open space and amenity figures apply to the phase you are buying in, and when each amenity will be ready. Our Phase 1 explainer covers what is delivered when.

Is 75% carpet efficiency right?

It is a true statement with a footnote. The brochure's carpet figures include the balcony. Here they are against the saleable area, called super built up area in the brochure:

HomeSuper built upCarpet with balconyShare
3 BHK Type 11,901 sq.ft.1,431 sq.ft.About 75%
3 BHK Type 22,165 sq.ft.1,648 sq.ft.About 76%
4 BHK2,476 sq.ft.1,869 sq.ft.About 75%

Assetz's sample cost sheet for the 1,901 sq.ft. home gives the RERA carpet area alone as 1,305 sq.ft. That is about 69% of the saleable area. The difference is the balcony, about 126 sq.ft. The RERA figure is the one with a legal definition, so use it when you compare Mizumi with another project. Our guide to the 3 BHK and 4 BHK floor plans goes through each layout.

What the brochure does not give

  • A current price. The sample cost sheets are valid to 5 February 2026. A buyer needs a fresh one for the exact unit. See the Mizumi Reserve price list guide.
  • A possession month. Assetz's project schedule gives 2030. The legal date is on the RERA registration, covered in our possession date guide.
  • Tower by tower detail. The brochure does not say which RERA registration covers which towers. It prints PRM/KA/RERA/1251/310/PR/040226/008450 on the back cover, and Assetz's own web page shows a second number.

What the brochure does say about specifications

It lists seismic resistant RCC construction with system formwork, laminated wooden flooring in bedrooms and vitrified tiles elsewhere, engineered wooden doors, UPVC windows with a wooden finish and Kohler or Jaquar fittings. Power backup is 50% of the electricity board load inside the apartment and 100% in common areas. These are promises about the finished home, so ask for the specification list to be attached to your agreement.

What the brochure says about location and sustainability

For connectivity, the brochure gives Google Maps travel times, not distances. It lists Hosur Road, the Outer Ring Road and Sarjapur Road at 15 to 20 minutes, and Kempegowda International Airport at about 50 km and 90 minutes. Those are best case estimates, so test the drive at your own commute hour. For sustainability it claims 76.24% overall water savings, zero waste to landfill, rooftop solar and EV fast charging. These are the developer's claims, and the RERA approved plan is the place to check what is committed.

How to use the brochure

  1. Treat each number as a question: for which phase, which tower, measured how.
  2. Check the RERA number against rera.karnataka.gov.in and read the approved plan.
  3. Ask for the brochure's key promises, such as open space and clubhouse size, to be reflected in the agreement for sale.
  4. Have a lawyer read the agreement before you pay beyond the booking amount.

Next, ask for the current cost sheet and floor plate for the home you prefer, and compare the real all in price against the brochure's headline.
