Assetz Mizumi Reserve reviews from residents do not exist yet. The project is under construction at Kudlu, off Hosa Road, and the developer schedules possession for 2030. Anyone who gives it a rating today is reviewing a brochure, a show flat or a salesperson. This page does something more useful: it sets out what the documents support, what they do not, and what you should check yourself.

Why are there no Assetz Mizumi Reserve reviews from owners?

Nobody has moved in. Reviews of finished homes talk about leaks, lift waiting times, maintenance bills and how the builder handled snags. None of that can be known for a tower still being built.

What you can judge is the developer's record, the legal paperwork and the plan. Assetz describes itself as a group with 50+ projects, over 50 million sq ft developed and ongoing, and 24,000+ homes. For a specific tower, the fair test is whether its past handovers were on time. Ask for a list of completed Assetz projects, visit one, and speak to the residents.

What looks strong on paper

  • The setting. The township is planned beside two lakes, and the brochure puts about 77% of the land under open space and green cover. That is high for a project of 704 homes in Phase 1.
  • Metro access. The brochure lists Kudlu Gate and Hosa Road stations on the Yellow Line at about 1 km. Our own map check puts Hosa Road station 1.3 km away in a straight line. Read how close Kudlu Gate station really is before you count on it.
  • Usable space. Carpet efficiency is about 75%, counting RERA carpet plus balcony, and terrace balconies reach 170 sq ft.
  • Price openness. Assetz's sample cost sheet for a 10th floor 3 BHK of 1,901 sq ft shows every line, ending at ₹2,56,55,031 before stamp duty and registration. The same sheet shows that a base rate of ₹10,700 per sq ft becomes about ₹13,495 per sq ft once all charges are added.
  • A big clubhouse. About 63,000 sq ft per phase, with a pool, gym, squash and bowling among the facilities marked for Phase 1.

What looks weaker

  • The wait. Possession in 2030 means rent and instalments overlap for years. See the possession date and RERA guide for how to check the date that binds the developer.
  • Phased construction. Phase 1 is 11.4 acres of an 80 acre plan. Residents will live beside later building work, and some amenities, including the padel and pickleball courts, come with Phase 2. Our Phase 1 explainer lists which ones.
  • Density. 704 homes on 11.4 acres is about 62 homes per acre. The open space figure is possible only because the towers rise to 22 floors above a basement and ground level.
  • The road. The brochure gives 15 to 20 minutes to Hosur Road, the ORR and Sarjapur Road, and about 90 minutes to Kempegowda International Airport, 50 km away. These are developer estimates from Google Maps, and peak hour traffic on Hosur Road can be far slower.
  • Two RERA numbers. The project carries PRM/KA/RERA/1251/310/PR/040226/008450 and PRM/KA/RERA/1251/308/PR/130526/008650. The documents we hold do not say which towers each one covers, so confirm it for your tower.

What should you check yourself?

  • Open rera.karnataka.gov.in, find both registrations and screenshot the completion date, the approved plans and the latest quarterly update.
  • Ask for the draft agreement, and have a lawyer read the delay and charges clauses.
  • Visit the site on a weekday morning and drive to your workplace at your normal hour.
  • Visit one finished Assetz project and ask residents about maintenance charges and repairs.
  • Ask which phase and which tower each amenity and each date refers to.

Who is Mizumi Reserve for?

It suits buyers who want a large, green, amenity rich community on the south eastern side of the city and can wait until 2030. It suits less well anyone who needs to move within two years, or who cannot accept building work nearby after they arrive.

The next step is simple. Ask for the cost sheet for the exact unit you like, then run the RERA check before you pay anything.
