Mizumi Reserve location: where it is in Kudlu, and what is nearby

The Mizumi Reserve location is Kudlu, on Parappana Agrahara Road off Hosa Road, Bengaluru 560068. It sits in South East Bengaluru, with HSR Layout to the north, Electronic City to the south and Sarjapur Road a short drive east. It is not in Jakkur. Assetz's Jakkur project is a different development in North Bengaluru, and the two are often mixed up online.

Where exactly is the Mizumi Reserve location?

The developer's records give the address as Kudlu, Parappana Agrahara Road, and the brochure's back cover gives Kudlu, Bengaluru, Karnataka 560068. The brochure map places it south of HSR Layout, with Hosa Road running below it and Hosur Road to the west.

Water is the defining feature. The township is planned beside two natural lakes, and our own map check puts Parappana Agrahara Lake Park right at the site. The brochure map also shows Hosa Lake and Begur Lake in the wider area.

What is within 2 km of Mizumi Reserve

We measured these ourselves from the project on a map. They are straight line distances, so the walk or drive will be longer. They show what daily life around the gate looks like, which a list of famous names 15 minutes away does not.

The brochure describes the metro as Kudlu Gate and Hosa Road stations, about 1 km away. By our measure Hosa Road is the closer of the two. We look at the stations in detail in how close Kudlu Gate metro station is to Mizumi.

For open space outside the gate, our map check finds Lake Park at 1.6 km, Basapura Lake Park at 2.2 km and Janaki Ammal Park at 2.4 km. Daily shopping is well covered too, with More at 1.6 km and Freshco Hyperbazaar at 1.7 km besides the stores in the table. None of this depends on the township's own retail street, which will only open as the phases are built.

An honest note on peak hour traffic

The drive times above are what the road looks like when it is quiet. Hosur Road at 9 am on a weekday is a different road. Our area guide puts the 14 minute Infosys run closer to 30 to 35 minutes on a bad Monday. The Electronic City flyover helps people heading to Electronic City. It does little for local trips.

The metro is the real answer for trips toward the city, which is why the walk to the station matters more than any drive time. The airport is the weak point: about 90 minutes by road via the Outer Ring Road and Bellary Road. If you fly every week, count that honestly.

Who the location suits

It works best for a household where at least one person works in Electronic City, along Hosur Road or on the Sarjapur side. It suits less well if both of you commute north to Whitefield or Hebbal, which means crossing the city twice a day. What to check on a site visit

• Drive the route from the gate to your office at 9 am on a weekday, not on a quiet Sunday.
• Walk to Hosa Road metro station and time it.
• Ask which way your tower faces: toward the lake, the internal roads or land set for later phases.
• Ask where the water comes from. The specification lists a water treatment plant, a sewage treatment plant, dual piping and rainwater harvesting, but ask about the main supply directly.
